New York has become the latest city to propose a crackdown on Airbnb-style property rentals after fears they are driving up housing prices.

Home owners who want to rent rooms or their properties on the listings website could soon have to register with the city. 

Listings sites such as Airbnb could also be forced to file monthly reports on who is advertising their home online.

And if they fail to disclose the listings, they could be fined up to $1,500 per listing.

It comes after New York's City Council passed a bill last week which aims to crack down on property owners making extra money by renting out apartments to tourists on a short-term basis.

It is feared that this is driving up housing prices in the city, making it too expensive for many people.

According to the New York Times, the bill was passed by 45 votes to zero but still needs to be signed into law by city mayor Bill de Blasio.

However, it is expected to have his support after he previously said affordable housing was one of his top priorities.

But the move has proved controversial with home owners who top up their income by renting out spare rooms.

And the bill is also set to be challenged in court by one homeowner, who says that the proposed regulation violates his civil rights.

In a statement, Airbnb spokeswoman Liz DeBold Fusco said: 'After taking hundreds of thousands of dollars in campaign contributions from the hotel industry, we’re not surprised the city council voted to protect the profits of big hotels and not their own constituents, who rely on home sharing to pay the bills.

'The fix was in from the start and now New Yorkers will be subject to unchecked, aggressive harassment and privacy violations, rubber stamped by the city council.'

Earlier this year, the Spanish capital Madrid also proposed a crackdown on Airbnb-style holiday rentals with new rules that could ban 95 per cent of the listings from the capital.

The legislation wants to place strict new rules on home rentals, especially in the city's historic centre, in a bid to tackle 'mass tourism'.

Fellow Spanish city Valencia, also proposed restrictions on Airbnb with officials in the city, on Spain's eastern coast, wanting to ban private holiday rentals over first floor level.

Meanwhile last month, it was announced that the the 'world's toughest' Airbnb laws will be introduced by the NSW State Government in Australia to stamp out 'party houses.'

Neighbours in apartment blocks will be also given more power to stop landlords from using self-rental services.
